Position: Maintenance Lead

Primary Responsibilities:

The primary role of the Maintenance Lead is to identify and mitigate asset reliability risks that could adversely affect department operations. This role can be divided into three roles:

Loss Elimination, Risk Management and Life Cycle Asset Management (LCAM).

Loss Elimination

The Maintenance Lead will develop and implement maintenance procedures to reduce losses associated with unplanned downtime and abnormally high maintenance cost assets in a department. These losses are prioritized to focus efforts on the largest/most critical opportunities. The Maintenance Lead (in full partnership with the operations team) reduces department losses through root-cause analysis, development of a reliability plan and execution of the reliability plan.

Risk Management

The Maintenance Lead participates in department risk manage methods to achievement of Woodgrain’s strategic objectives in the areas of environmental health and safety, asset capability, quality, and production by using the following:

  • FMEA - Failure modes and effects analysis
  • CA - Criticality analysis
  • FTA - Fault tree analysis
  • ETA - Event tree analysis

Life Cycle Asset Management

The Maintenance Lead is to participate in the design and installation stages of department projects for new assets and modification of existing assets in order to determine the Total Cost of Ownership (TCO) or Life Cycle Cost (LCC) of an asset.

  • Helps develop strategies to ensure the reliability and maintainability of new and modified installations.
  • Helps with development of department design and installation specifications along with commissioning plans. Participates in the development of criteria for and evaluation of equipment and technical MRO suppliers and technical maintenance service providers. Helps develop acceptance tests and inspection criteria.
  • Leads in the final check out of new department installations. This includes testing that will assure adherence to functional specifications.
  • Helps develop department strategies to ensure reliability and maintainability of equipment, processes, utilities, facilities, controls, and safety/security systems.
  • Professionally and systematically helps define, design, develop, monitor and refine a department Asset Maintenance Plan that includes:
  • Value-added preventive maintenance tasks.
  • Effective utilization of predictive and other non-destructive testing methodologies designed to identify and isolate inherent reliability problems.
  • Participates in a department Risk Management Plan that will anticipate reliability-related, and non-reliability-related risks that could adversely impact plant operation.
  • Helps develops engineering solutions to repetitive failures and all other problems that adversely affect plant operations. These problems include capacity, quality, cost or regulatory compliance issues. To fulfill this responsibility the Maintenance Lead applies:
  • Data analysis techniques that can include:
  • Statistical Process Control
  • Reliability modeling and prediction
  • Six Sigma (6σ) Methodology
  • Root-cause and Root-Cause Failure Analysis (RCA, RCFA)
  • Works with Production to perform analyses of assets including:

Asset Utilization

  • Overall Equipment Effectiveness (OEE)
  • Efficiency
  • Remaining useful life
  • Other parameters that define operating condition, reliability, and costs of assets
  • Provides technical support to production and technical personnel.
  • Applies value analysis to repair/replace, repair/redesign, and make/buy decisions.

General Responsibilities:

  • Performing department maintenance/reliability management by monitoring maintenance personnel and establishing priorities in maintenance schedules.
  • Managing department manufacturing asset, parts inventory, monitoring purchase orders, invoice approvals.
  • Helping develop a CMMS (Computerized Maintenance Management System) system, including asset identification/hierarchy, and preventative/predictive task using reliability centered maintenance philosophies.
  • Providing training and continuous development of all personnel.
  • Performing Performance Evaluations on direct reports on a continuous basis, formal Evaluations annually.
  • Driving the department Maintenance and Reliability initiative focused on Preventive & Predictive Maintenance, not reactive.
  • Performing other duties by coordinating work with outside vendors, providing project management, ensuring safety of personnel, and performing other duties as required.
  • Establishing department maintenance/reliability procedures for production lines in a fast-paced manufacturing environment to ensure production meets or performs better than established targets.
  • Maintaining department manufacturing assets at a level capable of producing products at established quality levels.
  • Developing associates by conducting training meetings, one on one development sessions, and outside technical skills training.
  • Maintaining departmental budget by reviewing financial statements, monitoring line efficiencies, monitoring labor cost and other expenses.
  • Participate in designing and developing future production capacities by attending design meetings, coordinating with Engineering regarding product changes and improvements, and updating maintenance operating procedures and schedules to incorporate any changes.
  • Document and prepare daily department progress reports and maintenance metrics.
  • Other duties as assigned.

Supervisory Responsibilities:

  • Manufacturing Technicians.
  • Supervisory responsibilities include monitoring team member performance for the Manufacturing Technicians in a department. This includes providing input on hiring, disciplinary actions, work objectives and their effectiveness.

Qualifications:

  • High school diploma or equivalent.
  • Strong knowledge in Maintenance and Reliability.
  • Excellent technical knowledge of equipment, products, and processes.
  • 2 years of related experience required; Millwork experience preferred.
  • Strong knowledge/experience managing maintenance through CMMS system.
  • Proficient with Autocad and /or Inventor preferred.
  • Proficient with ERP system preferred.; SAP preferred.
  • Proficient computer and networking skills preferred.
  • Proficient with PLC logic, PLC components, and troubleshooting PLC systems preferred.
  • Strong communication and interpersonal skills.
  • Demonstrated skills in planning, implementing, monitoring and reporting.
  • Commitment to working in a team oriented and continuous improvement environment.
  • Ability to define and analyze problems, evaluating relevant facts and develop effective solutions.
  • Ability to make sound, data driven decisions.
  • Ability to set and execute priorities.
  • Ability to train employees on mission critical methodologies such as problem solving and lean manufacturing.
  • Available to travel as projects require.
  • Detail oriented and organized.
  • Self-motivated, results orientated and excellent personal skills.
  • Hands-on work ethic required.
  • Excellent communication and coaching skills.

Working Conditions:

  • Work involves daily exposure to elements, such as dirt, dust, fumes, extreme temperatures, humidity, and/or noise.
  • Work environment involves daily exposure to physical risks, such as working around mechanical, chemical, and electrical hazards.
  • Position requires the ability to stand; sit at a desk; walking around office and plant; lifting and carrying up to 50 pounds; and reaching, kneeling, crawling, and twisting to inspect equipment.
